Overview

Coal Mountain is an expansive town center designed to be a diverse mixed-use complex featuring retail spaces, restaurants, offices, and rental and for-sale residential units. This master-planned community emphasizes greenspace and pedestrian connections, integrating parking lots into the design. The development will include more than 700 housing units, consisting of 222 single-family homes, 219 townhomes, and 300 apartments. Additionally, the project incorporates 20,200 square feet of office space and over 70,000 square feet of retail space. The aim is to create a communal space that honors the town’s historical roots while fostering a forward-looking ambiance, reflecting Coal Mountain’s past as a convergence point for various cultural, musical, agricultural, and religious facets.

Approach

Ironwood Design Group’s approach to Coal Mountain focused on creating a village-style town center that aligns with Forsyth County’s Comprehensive Plan objectives. The site plan emphasizes commercial offerings while maintaining high standards for architectural excellence. Strategically positioned near GA-400 and just seven miles northeast of downtown Cumming, GA, Coal Mountain benefits from continuous improvements to the highway and surrounding area, enhancing accessibility.

The design prioritizes green space and pedestrian connections to foster a sense of community and encourage outdoor activities. The central social hub is a focal point that unites people in a vibrant, shared space. It includes landscaped plazas, gathering areas, and pedestrian pathways that seamlessly connect different parts of the development. This approach enhances the aesthetic appeal and promotes a walkable, interconnected community.

The residential component comprises a mix of single-family homes, townhomes, and apartments, providing diverse housing options to meet varying needs. Retail and office spaces are integrated thoughtfully into the community, ensuring convenience and accessibility for residents while supporting local businesses.
